More details revealed for new condominium projects in central Houston

A new Houston developer is launching several residential projects that will feature some of the most unique floor plans in town.

carolinecondos-750xx1134-638-0-81As the Houston Business Journal reported earlier, Surge Homes Development LLC plans to build 10 residential projects – single-family homes, townhomes and Class A condominiums – mostly inside the Interstate 610 loop. The homes will range in price from $125,000 for a condominium unit in Midtown to $1.5 million for a single-family home in the Heights.

The projects feature uncommon designs for these prime neighborhoods, including:

 

  • A nearly 5,000-square-foot single-family home with 25,000-square-foot yards and three-car garages in the Heights. These homes will have some of the largest wooded yards in the neighborhood, according to Surge Homes.
  • A three-story townhome in the Heights that fits three bedrooms and 3 1/2 bathrooms into 1,234 square feet. These are the smallest townhomes of its kind in town, according to Surge Homes.
  • A $219,000 "sky townhome" that fits two bedrooms and 2 1/2 bathrooms into 930 square feet. Large windows at both ends of the building allow for natural light inside some of the least expensive new townhomes in Midtown, according to Surge Homes.

The company's more ambitious plans include four midrise condominium projects, which will appeal to a wide range of Houstonians from young professionals to empty-nesters. Construction on these projects is expected to begin in fall 2015, and will start delivering the first units in fall 2016.

All of the projects feature European-designed cabinets, stone countertops, high-end finishes, engineering wood floors, private balconies, double-paned windows and individual metering. However, the common amenities will change, depending on what future residents want in the project, said Louis Conrad, one of the two partners at Surge Homes.

"Some owners don't want to pay a HOA fee and don't mind having a pool," Conrad said. "We have to be attentive to our buyers. We don't want to impose all these amenities if the buyers say, 'I don't want that.'"

103 N. Jackson St. is a four-story condominium over a two-story podium garage that sits on 1.2 acres in downtown Houston. The project features 125 units, ranging in size from 414 to 2,520 square feet and in price from $125,000 to $755,000.

The smallest unit packs one bedroom, a living area, closet, kitchen, balcony and full bathroom into 414 square feet. These $125,000 condo units are among the cheapest in downtown Houston, according to Surge.

The common amenities include a fitness center, interior courtyard and an exterior deck pool with views of downtown and the Buffalo Bayou.

4819 Caroline St. is a four-story condominium over a two-story podium garage that sits on a half-acre in the Museum District. The project features about 55 units, ranging in size from 414 to 3,725 square feet and in price from $125,000 to $883,000.

There is a common, green-space courtyard for residents. This project will have the lowest HOA fees among the four Surge Homes condominium projects.

A group of potential buyers can decide whether Surge Homes builds this condominium project, or single-family homes, ranging in price from $550,000 to $984,000.

2401 Crawford St. is a three-story condominium that sits on 1.7 acres in Midtown. The project features 63 units, ranging in size from 545 to 2,800 square feet and in price from $144,000 to $288,000. Common amenities include a gated community and a private interior park.

4001 Main St. is a four-story condominium over a two-story podium garage that sits on a 1.2 acres in Midtown. The project features about 186 units, ranging in size from 414 to 2,520 square feet and in price from $125,000 to $757,000.

Common amenities include a fitness center and interior courtyard. Construction will take place in two phases, and will offer a mix of townhomes and single-family residences on a full city block.
