Condo Life: High-quality finishes vital for luxury condo buyers

It's the little things that make a difference, especially in a luxe living high-rise in some of Houston's up-and-coming buildings.

Quality finishes are not only the icing on the cake in a home, but also customized, finessed touches that can allow for more comfortable living from ceiling to floor.

Buyers can find a range of European-imported cabinetry, stainless-steel appliances, floor-to-ceiling windows and high-speed wiring, along with expansive storage.

Jerry Hooker, RLA, Assoc. AIA, LEED AP, Principal at Mirador Group, said high-end finishes are expected these days in the new condo market, especially top-of-the-line marble, Neolith and porcelain products.

"We still use natural stones, of course, and quartz, too. Buyers get to choose and customize what works aesthetically. Fireplaces and outdoor kitchens were not the norm in the past, but they can have a gas grill, stone mantel and fireplace. It's the new normal in the luxurious sense. Houston is a unique condo market," Hooker said.

Surge Homes, winner of the 2017 Marvin Design Award, also has added unique finishes to its European-inspired condos at The Parc at Midtown, the Isabella at Midtown and Museum BLVD. Buyers in their market are drawn to the modern finishes on cabinets the company imports from Germany, according to BuilderOnline.com.

Some of the best finishes in the industry can be a superb addition to a home, said Mike Mahlstedt with Heritage Texas Properties.

"New luxury condos are focusing on high-end appliances like Gaggenau, Sub-Zero, Wolf and Miele," Mahlstedt said. "You'll find luxury marbles and stones in the kitchens and baths. Cabinetry is sometimes job-built wood cabinets, but the new buildings are focusing more on custom, high-end brands like Poggenpohl or Snaidero. Most of the new buildings are going more for a clean, contemporary look - less crown molding and baseboards, and more level 5 Sheetrock finish and plasters."

Finding what works for each individual buyer is part of the process to meet each of their needs, from bathrooms to closets, Mahlstedt said. It's not uncommon for buyers to be willing to pay a premium for higher-end finishes, he said.

"A lot of the bathrooms have a spa-like feel with beautiful marbles and high-end hardware - with some having great views. Some have closets built out by custom closet companies, but most leave the closets blank for the buyer to have custom done," Mahlstedt said.

Buildings such as The Sophie invite homeowners to enjoy spa-style bathrooms, complete with Brizo fixtures and Toto toilets.

Also at The River Oaks will be Carrara Italian marble, Gaggenau appliances and Poggenpohl cabinetry.

All aspects of a high-rise are designed to bring together the elements of luxury finishes. From top-level engineered floors to lighting and appliances, buyers can expect to find the best of all worlds when putting their dream high-rise together.

"We bring in better quality finishes," said Hooker. "For luxury condos, it's a must. We're helping to bring in new brands. It's ultimately for the benefit of the client in the long run with true luxe finishes."
