Houston developer launches 10 residential projects in central Houston

A new Houston real estate developer and builder is launching 10 residential projects, mostly inside the Interstate 610 loop.
Surge Homes Development LLC plans to build single-family homes, townhomes and Class A condominiums in prime neighborhoods like downtown, The Heights, Midtown, Museum District, Spring Branch and Upper Kirby. The homes will feature a variety of modern and contemporary designs and floor plans covering a wide array of budgets. Prices will range from $125,000 for a condominium unit in Midtown to $1.5 million for a single-family home in The Heights.
The company was recently founded by Louis Conrad and Ben Lemieux, who each have nearly 25 years of experience in the real estate industry, developing single-family homes and condominiums in Canada and Houston.
Conrad is the former vice president of operations and marketing for DevMcGill, a condominium developer in Montreal. Lemieux is the president of LSR Communities, a longtime apartment and condominium management company in Florida and Houston, which was founded by his family more than 40 years ago.
Lemieux's father, Serge, purchased his first commercial property in Houston in 1989. However, for the past decade, Lemieux's family also has been acquiring land in Houston and waiting for the right time to develop them.
"We have waited a long time and the time is now," Lemieux said in a statement. "These sites are precious to us and we want to involve future homeowners in the creation process in order to make sure we build something exceptional on every site."
Many homebuilders are developing infill projects, including Los Angeles-based KB Homes Inc.'s(NYSE: KBH) Hollister Commons community and Butler Brothers Construction Corp.'s Maravilla Court, both in Spring Branch.

- Downtown(103 N. Jackson St.): Condominiums from $125,000 to $755,000
- Greater Heights(1800 W. 15th St.): Single-family homes from $535,000 to $954,000
- Houston Heights(150 Frasier St.): Single-family homes from $631,000 to $1,465,000
- Midtown(4001 Main St.): Condominiums from $125,000 to $757,000 and townhomes from $360,000 to $659,000
- Midtown(2401 Crawford St.): Condominiums from $144,000 to $288,000, townhomes at $342,000, sky townhomes from $219,000 to $432,000 and single-family homes from $425,000 to $728,000.
- Museum District(1820 Binz St.): Townhomes from $391,000 to $521,000 and single-family homes from $520,000 to $929,000
- Museum District(4819 Caroline St.): Condominiums from $125,000 to $883,000 and single-family homes from $550,000 to $984,000
- Spring Branch East(7500 Westview Drive): Single-family homes from $401,000 to $964,000
- Upper Kirby(3410 Morningside Dr.): Townhomes from $391,000 to $521,000 and single-family homes from $430,000 to $1,087,000
- Woodland Heights(2810 Beauchamp St.): Townhomes from $319,000 to $637,000 and single-family homes from $565,000 to $1,007,000.
