Surge Homes Nominated for Homebuilding Innovator of the Year

Houston Developer Receives National Industry Recognition

HOUSTON – (Dec. 8, 2016) – Surge Homes®, Houston-based real estate developer and builder, was one of five companies across America nominated for “Homebuilding Innovator of the Year” in Construction Dive’s 2016 Dive Awards for the construction industry. Surge Homes’ nomination focused on its innovations including home types; floor plans; European-inspired interior designs, finishes and materials; and a unique VIP reservation program. Surge Homes became the fastest-selling new home builder in its market as a result of its innovation and immediately after sales began for its new homes in 2016. Sm+RT Homes of Minneapolis was the winner in this category.

The Surge Homes team invited more than 3,400 Houstonians – potential home buyers and
neighbors from the communities in which they planned to develop – to participate in a crowdsourcing process Dive Awards_780x520_caption.jpgand select home types (i.e., condos, townhomes, single-family homes), floor plans and design elements (finishes, materials) they would most like to see in a new home. The results of this process can be seen today in the construction and interior design packages of Parc at Midtown and Upper Richton, the first two Surge Homes developments.

Parc at Midtown (PAM) is a $22 million, 80-home, gated development featuring modern architecture and is the only new community in Houston’s Midtown neighborhood with prices that ranged from the $140s to the $400s and sold 90 percent of its condos in eight months. The Hadley Building will house a total of 28 condos, including Houston’s first tiny (micro) condos that maximize space with floor plans of less than 500 square feet. These European-inspired floor plans offer compact spaces with a closed master bedroom and space for entertaining in the living areas. This building will deliver in September 2017.

In addition, Surge Homes developed one-of-a-kind Sky Townhomes® for PAM that are designed to meet the demand of two-story living under 1,000 square feet and at an affordable price. PAM also includes 22, three-story townhomes with fenced-in yards and two-car garages. Six of these townhomes overlook an exclusive park devoted to residents and their guests that can be found in the center of the community. The first townhomes will deliver in March 2017.

Upper Richton, Surge Homes’ second development, is an $8.2 million, 13-home gated community comprised of nine single-family homes and four attached townhomes located in Houston’s prestigious Upper Kirby District. Featuring classic architecture, the new space-efficient floor plans in these homes range from 1,637 to 2,900 square feet and prices started from the $570s to the $680s. At such affordable price points, these new homes are offered at a more than $100,000 savings over other new homes in the neighborhood.

Surge Homes also premiered its design collection of 70 European-inspired, interior design packages for kitchens and bathrooms in 2016. An unprecedented number, these professionally coordinated packages include selections for flooring, cabinetry, backsplashes, countertops and wall tiles. To innovate and build what future homeowners really want, Surge Homes utilized the market research results from its crowdsourcing process.

Another Surge Homes innovation is their VIP Reservation Program, which allows potential home buyers to select and purchase a certificate for one of their properties with special pricing – before sales launch to the general public. Certificate holders provide feedback to the developer during the design process by indicating their preferred home type and floor plan, and when the VIP sale begins, they are first in line. A VIP Certificate is $1,900 and, once a home is under contract, will be applied to the down payment under the contract terms. VIP reservations are on sale for Museum BLVD, the third development launched by Surge Homes in 2016, as well as future developments in the pipeline.
