Surge Homes Sound Attenuation Requirements Surpass Standards

PRESS RELEASE

HOUSTON - (Feb. 15, 2017) An independent study conducted by Collaboration in Science and Technology Inc. determined that Surge Homes sound attenuation designs “substantially outperform” established International Building Code guidelines and are far better than standard designs used in most Houston multifamily residences, which results in an improved sound experience for homeowners.

Each Surge Homes design has features such as double-studded two-by-six walls with superior spacing and multiple layers of drywall that greatly reduces noise heard from next-door neighbors. Floors between homes also have layers of soundproofing including fiberglass insulation, to isolate sound coming from neighbors above and below. This soundproofing delivers superior Sound Transmission Class ratings between walls, as well as Impact Insulation Class ratings between floors. For future homeowners, these ratings mean their daily experience will involve much less ambient noise compared to similar buildings.

According to the CSTI review for its townhomes and condominiums, Surge Homes products provide excellent sound isolation. Neither the City of Houston, nor the State of Texas require builders to follow IBC's sound isolation guidelines. Nonetheless, exceeding standards and expectations are a staple of the Surge Homes philosophy. "Out of all designs proposed, we chose the most powerful and costly soundproofing,” said David Modlin, vice president of development and construction for Surge Homes. “We chose to invest in quality for our buyers.”

Above-standard sound attenuation for townhomes and condominiums built by Surge Homes is enhanced by the developer’s Quality Assurance Program. Each new homeowner receives an unmatched, three-layer warranty that includes a five-step process for quality design and construction, a 10-year transferable Home Buyers Warranty, and a Master Insurance Program guaranteeing construction for the duration of the 10-year warranty.

Surge Homes is developing several communities throughout Houston's most vibrant and prestigious neighborhoods. These communities include Parc at Midtown, located at 2401 Crawford and Upper Richton, located at 2307 Richton in Houston's Upper Kirby area. Each development will begin delivery in the Spring of 2017 and can be found within comfortable reach of the city's most attractive dining, shopping and recreation options.
